Housing prices in Nha Trang have risen over the past two years, but the market remains one of the most affordable on Vietnam's coast. Below are the figures for September 2026 based on our catalogue and the deals of recent months. Everything refers to long-term rent from 6 months; daily rentals are priced differently.

The spread within one type comes down to district, floor, sea view, condition of the renovation and the complex. A high-floor studio in Mường Thanh Viễn Triều with a bay view costs 9–11 million ₫; a studio of the same size in an old building in the west — 4–5 million ₫.
Exchange rate for September 2026: 1,000,000 ₫ is roughly 38–40 US dollars. So "10 million ₫" is about 390 dollars a month.
Prices by district
The closer to the sea and the center, the higher the price. Average prices for a 1BR:
- Center (Trần Phú and around) — 12–18 million ₫.
- North (Vĩnh Hải, Hòn Chồng) — 8–13 million ₫.
- South (Vĩnh Trường, An Viên) — 9–14 million ₫.
- West (Vĩnh Điềm Trung, VCN, HUD) — 6–10 million ₫.

What's included and what isn't
Usually included:
- furniture and appliances: bed, wardrobe, fridge, washing machine, air conditioners, water heater;
- internet (in roughly 70% of flats in complexes);
- parking for one motorbike (in complexes sometimes an extra 100–200 thousand ₫);
- in some complexes — the management fee.
Usually not included:
- electricity — 3,500–4,000 ₫ per kWh; in summer with two ACs that's 1–1.6 million ₫ a month;
- water — 100–300 thousand ₫ a month;
- management fee (phí quản lý) — 5–15 thousand ₫ per m² in complexes, unless the owner has built it into the rent;
- cleaning, laundry of bed linen, gas for the stove (a 12 kg cylinder costs around 400 thousand ₫ and lasts 3–4 months).
Simple rule: add 1.5–2.5 million ₫ for utilities to the rent — and you get your real housing budget.
Seasonality
High season — December to March. Winter residents arrive from Russia and Kazakhstan, and at the same time tourists from China and Korea. Short-term prices rise 20–40%, long-term 10–20%, and decent flats under 10 million ₫ in the center and the north simply run out.
Low season — May to September. Hot, but the sea is calm. Owners negotiate more readily, sometimes reduce the deposit, and sign a one-year contract with a 5–10% discount.
Rainy season — October to November. The quietest time: you can find a flat 10–15% cheaper than it will cost in January.
If you're planning to winter here, look for housing in October–November and sign a 6-month contract: that locks the price before the season.
Long-term versus daily rent
Daily, the same 1BR in the center costs 700,000–1,200,000 ₫ a night, i.e. 21–36 million ₫ a month. Monthly without a contract — 15–20 million ₫. On a 6–12-month contract — 12–16 million ₫. The gap between "for a week" and "for a year" is two to three times.
Bottom line: if you plan to stay longer than two months, a long-term contract pays off even if you lose the deposit by leaving early. And you don't have to lose it — see the guide to re-renting your apartment.
Sample monthly budgets
One person, a studio in the north, nothing fancy:
- rent — 6 million ₫;
- electricity (one AC at night) — 500 thousand ₫;
- water, internet — 300 thousand ₫;
- total for housing — about 6.8 million ₫ (roughly 265 dollars).
A couple, 1BR in a new complex in the south:
- rent — 11 million ₫;
- electricity — 1 million ₫;
- management fee, water, internet, parking — 900 thousand ₫;
- total — about 12.9 million ₫ (roughly 500 dollars).
A family with a child, 2BR in Vĩnh Hải near the Russian school:
- rent — 14 million ₫;
- electricity (two ACs) — 1.5 million ₫;
- water, internet, parking for two motorbikes — 700 thousand ₫;
- total — about 16.2 million ₫ (roughly 630 dollars).
How to pay less
- A 12-month contract — 5–10% off the price.
- Search in low season — May to November.
- Step 300–500 metres back from the sea — the price drops 20–30%, and the beach is still 5 minutes away.
- Ask about re-rentals — tenants leaving early hand over flats on their old terms, often below market. We collect such listings in the re-rent section.
- Count the electricity. An inverter AC uses 30–40% less than an old one. Ask at the viewing which type is installed.
