Nha Trang stretches almost 10 kilometres along the sea, and the difference between its districts is bigger than the map suggests. In one place you live among tourists and bars, in another among Russian-speaking families and markets, in a third in a quiet new complex with the beach 15 minutes away by motorbike. Here are the four zones the way our catalogue divides them: center, north, south and west.

Center: Trần Phú and the blocks behind it

The center is the Trần Phú seafront from Yersin Park to Lotte Mart plus the 5–7 streets inland: Nguyễn Thiện Thuật, Hùng Vương, Biệt Thự. This is all of tourist Nha Trang: cafés, massage, the night market, money changers, buses to the sights.

Pros: the sea across the road, everything within walking distance, the best choice of short-term flats, many apartments with a bay view.

Cons: noisy until midnight, expensive, narrow alleys full of motorbikes, parking is a problem. In high season (December–March) rents rise 20–30%.

Prices: studio 8–12 million ₫, 1BR 12–18 million ₫, 2BR with a sea view 18–30 million ₫ a month.

Who it suits: people here for 1–3 months who work remotely and want to "live by the sea" literally. Browse listings in the center.

North: Vĩnh Hải and Hòn Chồng

Everything north of the Trần Phú bridge: Vĩnh Hải, Vĩnh Phước, Hòn Chồng, the Mường Thanh Viễn Triều complex and the neighbourhood around it. This is the most Russian-speaking part of the city: grocery shops with Russian products, kindergartens and schools for Russian-speaking children, cafés with menus in three languages. Hòn Chồng beach is quieter than the central one, and the sea is close from almost anywhere.

Pros: prices 20–30% below the center, a calm environment for families, many flats in gated complexes with pools, Vĩnh Hải market with cheap fruit and seafood.

Cons: 10–15 minutes to the center by motorbike, quiet in the evenings (a minus for some), strong wind and waves at Mường Thanh Viễn Triều in winter.

Prices: studio 5–9 million ₫, 1BR 8–13 million ₫, 2BR 10–17 million ₫. A 3-bedroom house in the Vĩnh Hải alleys — 15–25 million ₫.

Who it suits: families with children, people staying six months or longer, anyone who needs Russian-speaking infrastructure. Browse listings in the north.

South: Vĩnh Trường, An Viên and the road to the airport

South of the port and Vinpearl: the Vĩnh Trường district, the upscale An Viên estate, complexes along Nguyễn Tất Thành towards Cam Ranh airport (40 minutes by car). Two different worlds: old Vĩnh Trường with its fishing past and narrow lanes — and new residential complexes with pools and the sea across the road.

Pros: new buildings, spacious flats, calm beaches, convenient if you fly often. Views of the bay with the mountain and Vinpearl.

Cons: few shops and cafés near the new complexes, awkward without a motorbike, old Vĩnh Trường is cramped and noisy in the mornings.

Prices: 1BR in new complexes 9–14 million ₫, 2BR 12–20 million ₫, villas in An Viên from 40 million ₫.

Who it suits: people who want a new building with a pool and are happy to ride for everything; couples without children; those working in Cam Ranh. Browse listings in the south.

West: Vĩnh Điềm Trung, VCN Phước Hải, HUD

The western part is the "city for living" without the sea: the Vĩnh Điềm Trung, VCN Phước Hải and HUD Phước Long complexes, the blocks around Lê Hồng Phong. Vietnamese families, civil servants and teachers live here. Lots of new buildings, wide streets, shopping malls, markets, schools.

Pros: the lowest price per square metre in the city, new flats and houses, parking, quiet.

Cons: 10–20 minutes to the beach by motorbike, almost no Russian-speaking neighbours, little going on in the evenings.

Prices: studio 4–7 million ₫, 1BR 6–10 million ₫, 2BR 8–14 million ₫, a 3–4-bedroom house 12–20 million ₫.

Who it suits: long-term residents who know the city and want to pay less; families with a motorbike; those who need the sea on weekends, not every day. Browse listings in the west.

Rent a motorbike for a day (150–200 thousand ₫) and ride the loop: Vĩnh Hải and Hòn Chồng in the morning, the center at lunch, the south down to An Viên in the afternoon, the west towards evening.
